A duplex at 321 Ocean Drive in Miami Beach went under contract at $10.4 million, the top condo deal in Miami-Dade County for the week ending Aug. 30.

The unit, called Beach House 200, is a four-bedroom, four-and-a-half-bathroom home spanning 3,700 square feet across two levels in the South of Fifth neighborhood. It has direct ocean views. The asking price works out to $2,800 per square foot. David Pulley of One Sotheby's International Realty and Michael Duchon of the Corcoran Group listed the property.

Owner Mindy Nam Dehnert paid $9 million for the unit in 2022, according to property records. If the deal closes near asking price, she stands to gain roughly $1.4 million before transaction costs.

The 321 Ocean building was designed by architect Enrique Norten, according to CondoBlackBook. Across all 12 contracts countywide, properties spent an average of 105 days on the market.

The contract was part of a quiet week for Miami-Dade's luxury market, The Real Deal reported. Douglas Elliman's Eklund-Gomes team, which tracks all Miami-Dade listings asking $4 million or more, counted just 12 contracts totaling $83.4 million in asking volume. The prior week logged 22 contracts worth $249.4 million.

Only four of those deals were condos. Together they totaled $26.7 million at an average price of $6.7 million, or $2,600 per square foot, and spent an average of 99 days on the market. The 321 Ocean unit accounted for nearly 40 percent of that condo volume on its own.

Single-family homes dominated the week with eight contracts totaling $56.7 million. The average contract price was $7.1 million, or $1,221 per square foot, and those homes spent an average of 108 days on the market. The priciest was Villa Al Walid, an 11,700-square-foot spec home at 6290 Chapman Field Drive in Bay Ridge Estates, asking $16.3 million. Developer Fouad Kraishan built the home after acquiring the property for $1.3 million in 2023, records show.
