Florida International University is seeking approval for rooftop and indoor event spaces with alcohol service as part of an expansion of the Wolfsonian-FIU museum on Washington Avenue in South Beach.

The proposal would create a museum-related “hall for hire” for receptions, cultural programs and other special events. The applicant’s Oct. 4 letter of intent says it would not operate as a freestanding bar, restaurant or nightclub.

FIU’s Board of Trustees filed application PB26-0845 for conditional use approval at 1001, 1035 and 1041 Washington Ave. The case is listed on the Planning Board’s Dec. 8 agenda. Approval remains pending.

Rooftop capacity: 177

The application describes a five-story addition of approximately 21,000 square feet north of the historic museum. Proposed event areas include a grand hall, a rooftop terrace and a ground-level porch and courtyard.

The letter lists a maximum occupant load of 177 for the rooftop terrace, 216 for the grand hall and lobby, and 286 for the porch and courtyard. Final occupant limits would be confirmed by the chief fire marshal.

Rooftop and courtyard bar stations would serve special events. Under the proposed operating plan, trained museum staff would serve alcohol under a cultural-facility license in connection with artistic, educational, cultural, promotional, civic or charitable events, banquets and receptions.

The applicant proposes ending outdoor entertainment by 11 p.m., indoor entertainment by 11:30 p.m. and active events by midnight.

Planning review

The application seeks approval as a Neighborhood Impact Establishment. The letter cites both the venue’s entertainment capacity and rooftop alcohol service on property within 200 feet of residential property as reasons for conditional use review.

A Feb. 9 city announcement said the City Commission had unanimously approved a temporary program streamlining approvals for qualifying restaurants and indoor entertainment, including along Washington Avenue between Fifth Street and Lincoln Road. That announcement excludes outdoor entertainment and open-air rooftop venues from the program.

Expansion funding

The museum, which celebrated its 30th anniversary in November 2025, is also included in Miami Beach’s arts and culture bond program. The city’s project page lists a $5 million allocation for the Wolfsonian-FIU expansion. It does not identify a separate allocation for the proposed rooftop event operation.

Residents can follow application PB26-0845 through the city’s public meeting records.
