A spec mansion on Miami Beach's San Marco Island went under contract with an asking price of $47.5 million. The deal marked the highest asking price among luxury homes that found buyers in Miami-Dade County the week of Sept. 21-27.
The 10,689-square-foot waterfront estate at 1413 N. Venetian Way sits on a 0.31-acre lot with seven bedrooms, seven bathrooms and one half-bath. Brooklyn-based Maven Construction built the home, which was completed in 2026, according to the Compass listing. The asking price works out to about $4,444 per square foot.
Property records show Maven Construction's Jacek and Olga Skarzynski paid $6 million for the property in 2021, as first reported by The Real Deal. Matthew Crane and Mathieu Rochette of Compass Florida hold the listing.
Waterfront estate features a 10-car understory
The home includes an 8,000-square-foot understory that can hold up to 10 vehicles, a 70-foot knife-edge pool, 12-foot ceilings, dual kitchens, a private elevator and a rooftop deck.
Outside, a 14-foot seawall lines 103 feet of water frontage, and a deep-water dock supports a 30,000-pound boat lift. Annual property taxes are listed at $190,068.
Luxury contract volume dips from prior week
Buyers signed 16 contracts on homes asking $4 million or more that week, totaling $143 million in asking dollar volume, according to the weekly report by Douglas Elliman's Eklund-Gomes team. The previous week logged 26 contracts worth a combined $210.7 million.
Homes that went under contract spent an average of 137 days on the market. Among the 12 single-family deals, the average contract price was $9.8 million, or $1,860 per square foot. The week before, a second San Marco Island property, at 1421 N. Venetian Way, went under contract at an asking price of $16.9 million.
