The Miami Beach Planning Board will review 13 items when it meets Oct. 6. The agenda includes the Waldorf Astoria hotel conversion, a La Gorce Country Club zoning change and a bid to reopen the Cameo Theater.

The board, chaired by Brian Elias, meets at 9 a.m. at 1700 Convention Center Drive. The official agenda spans progress reports on long-running projects, modifications to approved developments, new applications and comprehensive plan amendments.

Waldorf Astoria renovation set for Collins Avenue

The former W South Beach, purchased by investment firm Reuben Brothers for $425 million in late 2024, is seeking modifications to its previously approved plans. The property is being converted into the Waldorf Astoria Miami Beach, managed by Hilton, with a planned opening in winter 2027.

The project sits in the Collins Waterfront Historic District. The Historic Preservation Board voted April 14 to approve a certificate of appropriateness with conditions but did not approve a private club or a partial wall demolition, the Miami Herald reported. Residents of the adjacent Roney Palace condominium have raised concerns about noise and traffic, according to the Herald.

Kim Phoebus, chief operating officer of US Hotels for Reuben Brothers, called the project a major restoration effort in a July 7 announcement. The reimagined resort would offer 348 suites with private balconies.

La Gorce Country Club seeks zoning change

La Gorce Country Club wants to fold a recently acquired single-family residential property into its golf course campus. The club filed for both a Future Land Use Map redesignation and a Zoning Map Change. The specific designations sought were not detailed in the agenda.

Cameo Theater and North Beach tennis center

At 1445 Washington Avenue, an applicant is seeking a Conditional Use Permit to operate a Neighborhood Impact Establishment at the historic Cameo Theater. The proposal involves restoring the interior of the two-level venue.

In North Beach, Van Daalen Tennis LLC wants a Conditional Use Permit to sell beer and wine for on-site consumption at the Miami Beach Tennis Center, a city-owned facility at 501 72nd St.

Progress reports and other items

The board will hear progress reports on the 1155 Collins Avenue development, which has carried case numbers dating to 2018, and the 500 Alton Road tower. The 500 Alton project was approved in December 2018 as a 519-foot, 44-story building.

Two previously continued South Pointe Overlay District applications return to the agenda. Modifications for projects at 605 Washington Avenue and 309 23rd Street round out the docket.
