Developer Alex Sapir and his estranged wife, Yanina, are under contract to sell their Venetian Islands waterfront home for nearly $36 million, roughly double the $17.3 million paid in 2018.

The 8,000-square-foot estate at 126 West San Marino Drive went pending Friday, Sept. 11, The Real Deal first reported. The closing is expected on or before Saturday, Sept. 19. A trust linked to Yanina Sapir purchased the property in 2018, according to property records.

Divorce Trial Looms Next Month

The sale lands just weeks before the couple's divorce trial. A nonjury trial before Miami-Dade Judge George Sarduy is set to begin Monday, Oct. 19, though the Sapirs could settle before then. Yanina Sapir filed for divorce in April 2022, seeking child support and alimony.

Dispute Over Unpaid Moving Costs

An emergency motion filed in September alleges Alex Sapir failed to pay $122,500 in moving expenses owed to Yanina. Under a deal the couple reached two years ago, Alex was required to cover first and last month's rent, a security deposit and moving costs within 24 hours of the contract being signed. The contract was signed Aug. 22, according to court filings. Yanina's attorneys wrote that the payment never came.

"While it's not closed yet, I'm happy to bring closure to this once the deal is consummated," Alex Sapir said in a Sept. 15 statement to The Real Deal.

Estate Includes Dock, Theater, Wine Room

The five-bedroom house includes a home theater and wine room. The lot spans 0.4 acres. The property has 90 feet of water frontage and a multivessel dock. Douglas Elliman agents Bill Hernandez and Bryan Sereny hold the listing.

Sapir's Real Estate Portfolio

Alex Sapir heads Sapir Org. and developed Arte Surfside, a boutique luxury condo building. In 2025, the couple sold the waterfront home next door to "Shark Tank" investor Rohan Oza for $9.8 million.

Venetian Islands Sales Keep Climbing

Other Venetian Islands deals have topped eight figures in 2026. Two neighboring homes sold for $33 million in July, South Florida Business Journal reported. A new build on Rivo Alto Island listed for $45 million, according to Mansion Global.

The Real Deal reported that neither Yanina's attorney, Natalie Lemos of Leinoff & Lemos, nor Alex's attorney, Jason Marks of Kluger Kaplan, responded to requests for comment. The emergency motion over the $122,500 remains unresolved in court filings.
